How do I find long term housing?

You can rent a property privately:

  • A long term rent in Bulgaria has a minimum duration of 1 year.
  • In 95% of the cases, properties are rented out furnished.
  • The rental amount per month is usually quoted in EUR, but paid in BGN.
  • A deposit equal to 1 or 2 months rent is required. The deposit is returned once you leave the property and cannot be used for the last monthโ€™s rental payment. It would cover expenses that may be incurred by the homeowner for damage repairs, deep cleaning, etc.
  • You need to sign a contract, along with an inventory check form.
  • When the tenant is a foreigner, the homeowner must fill out a special declaration and provide you with it.
  • Long-term rental contracts can usually be terminated by either party (homeowner or tenant) with a 1-month notice.
  • Utility bills (electricity, heating, water and internet) are usually not included in the rental amount. In most cases the official utility accounts remain registered to the owner, but the bills are covered by the tenant in one of two ways โ€“ by paying them to the owner directly or online via epay.bg using the ownerโ€™s account numbers.

If I am staying with friends and family in the long term, what documents do I need to fill out to make it official? How can I obtain proof of residency?

By law, every foreigner who enters Bulgaria must, within 3 days, make an address registration with the regional police department at his place of residence.

If the person is staying in a private home โ€“ for rent, or, with friends / relatives โ€“ the owner of the home is the one who has to make the address registration. For this purpose, the owner of the apartment must go to the police, together with the persons accommodated by him, and carry his title deed (notary deed).

If the owner is unable to go to the police, he can sign and notarize a declaration.

With this declaration and a copy of his title deed, the people who are accommodated in his home can go to the police on their own and register their address.

The police issue an address card to a foreigner.

The address registration may be changed by the same procedure an unlimited number of times when the place of residence is changed. It is recommended to bring the old address card to the police when changing the address.
